SCHROON SUBDIVISION PROPOSAL
At the Town of Schroon Planning Board meeting on May 10 2007 a large
subdivision proposal was presented to the planning board. The name
of the proposed subdivision is Lake View on Schroon Resort.
The proposal as presented contemplates
developing 96 single family lots of approximately one acre each - some are
slightly smaller some are larger. It is the intent of the developer -
Steve Malone - to
market these as vacant lots. As can be seen on the below the project
includes what was once the Narrows Restaurant and the marina below it.
The proposed project is located
about 2 miles south of the village.

Currently the developer's architectural firm - the LA Group - does not expect to return to
the planning board until September at which time I believe they will present a
completed
Full
Environmental Assessment Form.
Through this web site and other means we will keep the public
fully informed of developments as they occur. I expect we will be
discussing this throughout this summer as we prepare ourselves to review this
application. We welcome public input at any time. If we deem it
advisable we may sometime this summer hold a meeting for public input
based on the information we have received to date.

The review process for this subdivision will be governed
first by the Town of Schroon Planning Board Rules and Regulations and Zoning
Ordinance.
Additionally various aspects of the project will require review and approval by
the DEC and the Health Department and perhaps other agencies. At our
meeting on May 10 we determined that this is a
SEQR
project. We have initially designated this as a Type 1 action. We
may have to revisit this decision as there are several Type 1 criteria whose
meanings need clarification. In any case this is a project that will require a thorough review of all project impacts.
As part of the initial presentation we were given several
examples of other projects the developer has been involved with. This
includes The Lodges at
Killington.
